Capital Assurance Group does more than provide necessary title information. Our staff is trained and available to respond to in-depth title questions, make informed decisions, and offer solutions to difficult title issues. COURIER SERVICE

Courier service is available for delivery of your mortgage and other documents to insure their prompt recording, as well as for mortgage payoffs and borrower proceeds.

BASIC PROPERTY REPORT

The property report is an examination of the last deed of record. This report includes deed information, property description, assessments, liened taxes and all mortgages and judgements filed against the current title holders. The search period is limited to the time during which the current owner has held title and does not guarantee, or insure that there were not prior liens filed against previous owners in the chain of title that may have been assumed by the current owner.

Under normal circumstances, our findings will be transmitted to your office within 24-48 hours. Upon request, verbal reports are available and will be telephoned to your office promptly. This will be followed by a typewritten copy of the report, along with a copy of the legal description.

FLOOD CERTIFICATIONS

Upon request, Capital will obtain current or Life of Loan Flood Certifications for the property in question.
